West Campus vs North Campus vs Hyde Park: how do I choose?

August 20, 2026 West Campus Living Updated August 20, 2026

Most students searching for UT-adjacent housing are choosing between three areas: West Campus, North Campus, and Hyde Park. The practical differences come down to walk time, the age and type of the building stock, and price per bedroom.

We lease in all three. As of August 2026 our own inventory is 102 units in 78705 and 22 in 78751, which reflects where the density of student rental stock actually sits.

What is the difference between West Campus and North Campus?

West Campus sits immediately west of the university in 78705 and holds most of the newer purpose-built student high-rises. North Campus lies north of the main campus and mixes smaller apartment buildings, condos and converted houses. West Campus is generally the shorter walk; North Campus generally prices lower per bedroom.

How long is the walk to campus from West Campus?

Much of West Campus is within roughly a five to twenty minute walk of the western edge of the university, depending on the block and which building on campus you are heading to. Streets like Rio Grande, Nueces and Leon put you well inside that range. Always check the walk against your actual department, not the campus center.

Is Hyde Park a realistic option for a UT student?

Yes, particularly for students who want a whole unit rather than a by-the-bed lease. Hyde Park sits north of North Campus in 78751 and holds older duplexes, fourplexes and houses. It is typically a bus ride rather than a walk, and it usually prices below comparable West Campus bedrooms.

Which area is best if I do not have a car?

West Campus, on walk time alone, since much of it is within walking distance of the university. North Campus and Hyde Park are both served by UT shuttle and Capital Metro routes, so a car is not required there either, but you are committing to a schedule. Check the specific route serving any address before signing.

Where do the newer buildings tend to be?

Concentrated in West Campus, which has absorbed most of the recent high-density development under the University Neighborhood Overlay. North Campus and Hyde Park stock skews considerably older, with more walk-ups, duplexes and converted single-family homes. If a new build with structured parking and amenities is the priority, West Campus is where that inventory sits.

Is it cheaper to live slightly further from campus?

Usually, yes, on a per-bedroom basis. Our 78751 inventory currently prices below our 78705 median for comparable bedroom counts. Whether that saving is worth it depends on how much you value the walk and whether parking or a bus pass eats the difference.

Can I lease a whole house near UT?

Yes, though the stock is limited and concentrated in North Campus and Hyde Park rather than West Campus. These come up as duplex halves, fourplex units and standalone houses, often with four to six bedrooms leased as a single unit to a group. They move early in the cycle because the supply is genuinely small.

Does the area change what lease structure I get?

Often. Purpose-built West Campus buildings commonly lease furnished and by the bed with individual liability. Older North Campus and Hyde Park units more often lease as a whole unit, unfurnished, with the group jointly on the lease. That difference affects what happens if a roommate leaves, so it is worth deciding on deliberately.

How do I compare specific addresses across the three areas?

Send us the addresses you are weighing. Because we hold inventory across 78705 and 78751 rather than representing one building, we can put walk time, lease structure and all-in monthly cost side by side. Call 512.382.0716 and we will lay it out on one sheet.
