When should I sign a lease in West Campus for fall?

West Campus runs on a pre-leasing calendar, not a normal rental calendar. Units for an August move-in typically go on the market the previous October, and a large share of them are signed before spring break. If you start looking in June for an August move-in, you are shopping the leftovers.

Our office is at 2310 Guadalupe St and we lease across West Campus (78705), North Campus and Hyde Park (78751) every cycle. As of August 2026 we are holding 137 exclusive off-market units, 102 of them in 78705.
