How much does it cost to rent in West Campus?

August 20, 2026 West Campus Living Updated August 20, 2026

Published rent ranges for West Campus are often quoted per bed, which makes comparison across buildings misleading. Below are the actual bands from our own current inventory as of August 2026: 137 exclusive units, 102 in West Campus (78705) and 22 in North Campus and Hyde Park (78751).

Across that set, monthly rents run from about $725 to about $8,000, with a median near $1,750. The low end is generally a single bedroom in an older walk-up; the high end is a large multi-bedroom unit leased whole.

What is a realistic monthly rent for West Campus?

Across our current 137-unit off-market list the median is about $1,750 a month, with the full range running roughly $725 to $8,000 as of August 2026. Smaller units in older buildings anchor the bottom; large multi-bedroom units leased as a whole unit sit at the top. Most students land between $900 and $2,600.

Why do two West Campus listings for the same building differ so much?

Usually because one is quoted per bed and the other for the whole unit. A four-bedroom at $900 per bed is $3,600 for the unit. Always confirm which number you are being shown before comparing buildings, because this single difference accounts for most of the confusion in West Campus pricing.

Is West Campus more expensive than North Campus or Hyde Park?

Generally yes, on a per-bed basis, because West Campus is closer to the university and carries newer high-rise inventory. North Campus and Hyde Park (78751) often price lower for comparable bedroom counts, with the trade-off being a longer walk or a bus ride. Our 78751 units currently price noticeably below our 78705 median.

What is usually included in West Campus rent?

It varies sharply by building. Newer purpose-built buildings frequently bundle internet, some utilities and amenity access, and lease furnished by the bed. Older walk-ups more often quote rent only, with utilities separate and the unit unfurnished. Ask for the all-in monthly figure, not the headline rent.

What upfront costs should I budget beyond rent?

Typically an application fee per applicant, an administrative or lease-initiation fee, and a security deposit or a deposit-replacement fee. Some buildings also charge separately for parking, pets or a mandatory amenity package. Ask for a written breakdown of every charge due before keys, since this is where budgets get broken.

Does parking cost extra in West Campus?

In most buildings, yes, and it is often a meaningful monthly line item. Street parking in 78705 is heavily restricted. If you plan to keep a car, price parking as part of the monthly cost from the start rather than treating it as an afterthought, and confirm whether a space is guaranteed or waitlisted.

Are utilities capped or unlimited in student buildings?

Many purpose-built buildings include utilities up to a monthly cap per resident, then bill overage. Older units usually leave utilities entirely to the tenant. Neither is automatically cheaper. Ask what the cap is, how overage is split among roommates, and whether the cap has changed for the coming lease term.

Can I negotiate rent in West Campus?

Sometimes, and it depends heavily on where you are in the cycle. During the fall and winter peak there is little room. On units still unleased in late spring, operators are often more willing to move, though frequently through concessions such as a free month or waived fees rather than a lower headline rent.

How can a leasing office help me compare true cost?

We work across many West Campus buildings rather than one, so we can put per-bed and whole-unit pricing on the same basis and flag which buildings charge separately for what. Call 512.382.0716 and tell us your all-in monthly ceiling, and we will filter to what actually clears it.
